Selling a house is a long and complicated process that usually involves a lot of waiting. You can’t always make the perfect buyer come along the first time, but you can do things to your home to make it more desirable. Changing things up can reduce your potential for missed opportunities. Make people who view your property fall in love with it immediately with these crafty tips.

Clean It Inside and Out

Cleanliness is the first thing potential buyers are going to look for. You can have an incredible property, but if it’s messy and cluttered, people might not see just how great your house is.

You don’t need to replace all of your floors if they’re in good condition – just thoroughly scrub them and have older hardwood resurfaced. Polish your faucets and make your countertops sparkle. Clean around your baseboards thoroughly. Make it look like no one has ever lived there.

The same goes for your yard. We all tend to accumulate a lot of garbage outside, whether it’s tree trimmings that were never hauled away or a broken lawnmower that hasn’t yet been repaired. If your patio furniture has seen better days and you don’t plan on taking it with you when you move, now is as good a time as any to dispose of it.

Put On a Few Coats of Paint

The exterior of your home has been exposed to the weather for as long as your home has been standing. Your paintjob might look a little dingy, and it’s best to freshen things up. Repaint the exterior of your home an inviting neutral color, or choose a hue that matches the other home exteriors in your neighborhood.

The same goes for the interior of your house. Your son’s bright blue bedroom might not appeal to someone who is looking for a smaller room to use as a home office space. Choose colors that you might consider boring – they’ll allow the people viewing your house to see the potential of a room. Tan, cream, beige, and taupe are all safe bets for interior repainting.

Get a Few Minor Repairs Done

It’s obviously going to be harder to sell a home that needs major repairs, such as a total roof replacement or completely new plumbing. If your home needs a few minor repairs, you can probably do them yourself on a small budget.

Leaky faucets, broken light switches, cracked outlet covers, and lightbulbs that need to be replaced are easy to handle for a few bucks in a few hours. You don’t need to replace or upgrade things like lighting fixtures if they’re clean and in good shape – just make sure they look nice and they’re working well.

Enhance Your Home’s Exterior

The way your home looks from the outside is the first impression people are going to get. If it looks run down or neglected from the outside, people might not feel tempted to knock on the door. Sprucing up your exterior and your yard will make people curious about what’s going on inside.

Plant some grass. Choose some low maintenance flowers or shrubbery for the flowerbeds outside your home. Paint your wooden fences, and throw down a few inexpensive stepping stones around your front garden. You don’t need to perform an entire landscaping overhaul, but adding some interest to the front of your home will give it some curb appeal.

Remove Pets and Personal Touches

Some people get really worried about pets. That’s why so many apartment complexes require residents to pay an extra deposit if they’d like to keep a dog or cat. Dogs dig holes and leave messes in the yard, and cats have a tendency to scratch surfaces and leave odors behind in the home. Some buyers might worry that they’ll find some surprises your furry friends have left behind.

Have your pets stay with a friend or family member when you’re showing your home. Remove any evidence that a pet might have been there, such as toys, food dishes, or litter boxes. Make sure there’s no lingering scent or pet hair left behind.

Another thing you’ll want to consider is your family photos or your children’s art projects. Having these things displayed makes your house feels like your home. The people viewing the property want to feel like your house could be their home. Hiding these touches makes it easier for them to envision themselves happy there.

Stage Your Home

Even if you aren’t very big on decorating, people will be looking for details. If you have subtle, neutral decorations around your home, you’re probably already good to go. If you don’t, you might want to pick up a few things. Vases, generic wall art, and candles are easy to find at a dollar store. Spending a few dollars on little touches will make the place feel warm and inviting.

People are also very sensitive to smells. Scented candles or tart melts that are subtle and appropriate for the season will resonate with buyers, whether they realize it or not. Less is more – make sure your fragrance choice isn’t overwhelming. Opt for vanilla or apple cinnamon around fall and winter. Summer and spring do better with subtle citrus or green scents.

Take Plenty of Great Photos

The majority of people who look for homes do the bulk of their research online. They need a reason to get in their cars and drive to you. Include as many flattering photos with your listing as you can. Get a shot of every room that showcases the amount of space. Use natural sunlight, and make sure there are no people in the photos.
