Who We Are

Southern California Cash Home Buyers Since 2008

SoCal Home Buyers is a family-run business, me and my wife Andrea with a small local team here in Southern California. I spent seven years, starting in 2003, as a certified residential appraiser, and Andrea Van Soest, CA DRE #01505854, has held a California real estate salesperson license since 2005, so we look at nearby closed sales and the house itself instead of relying on an automated estimate.

When you call, you’re talking to us directly, not a call center in another state. Since 2008 we’ve bought over 400 homes across Southern California, most of them off-market, for owners whose timeline or property condition made a traditional listing a poor fit.

In April 2024 we bought a house on Jennrich Avenue in Westminster for $765,000. The sale involved an estate situation, and a family member was coordinating everything from Colorado without flying back for the sale. We handled the paperwork remotely and closed five weeks after escrow opened. We paid cash, so our purchase was not tied to a lender approval.

The Process

How to Sell Your House for Cash

1

Tell Us About Your House

Call us at (951) 331-3844 or use our short cash-offer form. Tell us about the house and the situation, and we’ll ask anything else we need before setting up the walkthrough.

2

Get a Written Cash Offer

After we walk the house, we compare it with nearby closed sales and work the condition into the number. We usually send the written offer within 24 hours of the walkthrough.

3

Close on the Date You Choose

If the number works, we open escrow and set the closing around your schedule. Most of our purchases close in 3 to 5 weeks, and escrow can send your proceeds by check or wire when the sale closes.

Why Sellers Choose Us

Sell Without the Hassle of Listing

We help homeowners across Riverside, San Bernardino, Los Angeles, Orange, and San Diego Counties.

Written Offer After the Walkthrough

We look at nearby closed sales and the condition we saw, then usually send the written offer within 24 hours.

🔑

Sell Completely As-Is

Foundation issues, fire damage, full of stuff, tenant in the bedroom. Whatever the situation, nothing needs fixing first.

💵

No Fees or Commissions

We don’t take a commission or subtract our standard closing costs. Your mortgage, taxes, liens, and any other title payoffs still come out of the sale through escrow.

📆

Close on Your Timeline

Most of our purchases close in 3 to 5 weeks, and we build the date around the time you need to move.

🏡

Stay After Closing if Needed

Need a few extra weeks after closing to move out? That’s a conversation we’re happy to have.

🤝

We’ve Been Doing This Since 2008

More than 400 homes bought across Southern California, an A+ rating with the BBB and more than 50 reviews on Google.

What We Handle

We Buy Houses in Any Situation

Most of the sellers we work with have a situation that makes a traditional listing difficult. Some of the more common ones are below.

🔨

House Needs Repairs

Sell as-is without making any repairs or improvements before listing.

✈️

Relocation or Out-of-State

Sell your CA property remotely. No flights required.

📋

Title or Lien Issues

Sell when there are liens, judgments, or clouded title on the property.

👥

Tenant-Occupied Home

Sell with tenants still in place. We handle the tenant situation.

⚠️

Pre-Foreclosure

Review your options before an auction date.

⚖️

Divorce

Sell a jointly-owned property with a clean, fast close.

🏛️

Probate or Inherited

Sell an estate home without the full listing process.

🔥

Fire or Water Damage

Whether it’s fire or water damage, we buy as-is, no repairs required.

If any of these sound familiar, call us or use our short cash-offer form. There’s no obligation, just a clear answer on what we can do.

How We Compare

Listing vs. Selling Directly vs. an iBuyer

We’re not the right choice for everybody. If your house is in great shape and you have time to wait for the right buyer, listing with a realtor will probably get you more money. The situations where we make more sense are when timeline matters, the house has issues, or you just don’t want to deal with the listing process. We’re cash buyers, so take that for what it’s worth.

Listing With a Realtor

Agent compensation is negotiable, with preparation, concessions, and carrying costs on top

Preparation, photos, buyer visits, and time on market

A financed buyer still needs underwriting, appraisal, and escrow

Financing and appraisal contingencies can affect the closing

✓ Might net more if the house is in great shape and time isn’t a factor

For Sellers Who Need a Set Timeline

Selling Directly to Us

✓ We cover our standard closing costs and don’t charge a commission

✓ We usually send a written cash offer within 24 hours of the walkthrough

✓ Most of our purchases close in 3 to 5 weeks, and the date can follow your move

✓ You talk to us directly, not a call center

✓ We walk the house before the written offer, so we don’t come back asking for a repair discount

Sell to an iBuyer

Service fees and repair deductions vary by company

The initial estimate may change after the company reviews the property

Availability and closing options depend on the market

The process runs through a larger corporate platform

~ Convenient in markets where the company is actively buying

Common Questions

Frequently Asked Questions About Selling Your House for Cash

How is SoCal Home Buyers different from other Southern California cash buyers or iBuyers?+
We’re local and we’re small on purpose. When you call, you’re talking to our team, not a call center. We’ve been buying houses in Southern California since 2008 and we’ve closed over 400 deals. We say what we’ll do and we do it.
What types of houses do you buy in Southern California?+
Pretty much anything residential in Southern California. We’ve bought places with serious foundation issues, fire damage, a house packed with stuff going back 30 years, a place where the tenant hadn’t paid rent in months. Inherited properties, stuff in probate, houses with title issues, code violations. If you’re not sure, just call us.
How does SoCal Home Buyers determine my offer?+
Doug spent seven years, starting in 2003, as a certified residential appraiser before he started buying houses, and we use nearby closed sales plus a walkthrough to decide what we can pay. If you’re comparing that number with a listing, ask an agent for a written estimate of what you would keep after compensation, repairs, concessions, and carrying costs.
What happens after I accept your offer?+
We send a purchase agreement, and after you sign it we open escrow. You choose the closing date, and when the sale closes escrow sends your proceeds by check or wire.
What areas of Southern California do you buy houses in?+
Riverside, San Bernardino, Los Angeles, Orange, and San Diego counties. If you’re not sure whether your area qualifies, call us at (951) 331-3844 and we’ll let you know.
Can I sell my California house if I live out of state?+
Yes, and it’s more common than people expect. Most paperwork can be signed electronically, escrow can arrange a mobile notary for anything that needs notarization, and most of our out-of-state sellers never come back to California for the sale.
