Who We Are

Southern California Cash Home Buyers Since 2008

SoCal Home Buyers is a family-run business, me and my wife Andrea and our team here in Southern California. Before buying houses, I was a certified residential appraiser for seven years, starting 2003, and Andrea is a licensed California real estate agent. That background is what lets us walk through a property and give you a real number based on what houses actually sell for in your neighborhood, not what Zillow says.

When you call, you’re talking to us directly, not a call center in another state. Over the past 15+ years we’ve bought more than 400 homes across Southern California, most of them never listed, from sellers dealing with inherited properties, tenants, probate, major repairs, and situations where a traditional listing just wasn’t going to work.

In April 2024 we closed on a house at 9211 Jennrich Ave in Westminster for $765,000. The seller’s wife had passed and his daughter was coordinating the entire sale from Colorado. She never had to fly out once. We handled everything remotely and the property closed five weeks after we opened escrow. As cash buyers, there’s no financing contingency on our end that can blow up the deal at the last minute, which matters more than people realize when you’re already dealing with everything else.

The Process

How to Sell Your House for Cash

1

Tell Us About Your House

Call us at (951) 331-3844 or fill out the quick form below. Give us the basics on the property and what’s going on, condition, situation, anything relevant. We’ll ask follow-up questions if we need them, but there’s no commitment at this stage.

2

Get a Cash Offer in 24 Hours

We run the numbers against what’s actually closing in your area, work in the condition, and come back to you with a real offer usually within a day. I spent seven years, starting 2003, as a certified residential appraiser, so this is the part I was trained for.

3

Close on the Date You Choose

If the number works for you, you pick the closing date and we coordinate everything from there. Most deals close in 3 to 5 weeks. We can move faster if you need it, or stretch the timeline if you’re not ready. You get your money when escrow closes, check or wire, whatever works for you.

Why Sellers Choose Us

Sell Without the Hassle of Listing

We help homeowners across Riverside, San Bernardino, Los Angeles, Orange, and San Diego Counties.

Written Offer Within 24 Hours

We run the numbers against what’s actually selling nearby and give you a real offer, usually the same day you call.

🔑

Sell Completely As-Is

Foundation issues, fire damage, full of stuff, tenant in the bedroom. Whatever the situation, nothing needs fixing first.

💵

No Fees or Commissions

We don’t charge commissions and we cover standard closing costs. The number we put in front of you is what you actually walk away with at the end.

📆

Close on Your Timeline

As fast as two weeks or as long as sixty days if you need time to figure out where you’re going first, we build the timeline around that.

🏡

Stay After Closing if Needed

Need a few extra weeks after closing to move out? That’s a conversation we’re happy to have.

🤝

We’ve Been Doing This Since 2008

434 deals closed across five counties, an A+ rating with the BBB and 45 verified reviews across Google, Yelp, and Facebook.

What We Handle

We Buy Houses in Any Situation

Most of the sellers we work with have a situation that makes a traditional listing difficult. Some of the more common ones are below.

🔨

House Needs Repairs

Sell as-is without making any repairs or improvements before listing.

✈️

Relocation or Out-of-State

Sell your CA property remotely. No flights required.

📋

Title or Lien Issues

Sell when there are liens, judgments, or clouded title on the property.

👥

Tenant-Occupied Home

Sell with tenants still in place. We handle the tenant situation.

⚠️

Pre-Foreclosure

Review your options before an auction date.

⚖️

Divorce

Sell a jointly-owned property with a clean, fast close.

🏛️

Probate or Inherited

Sell an estate home without the full listing process.

🔥

Fire or Water Damage

Whether it’s fire or water damage, we buy as-is, no repairs required.

If any of these sound familiar, call us or fill out the form. No obligation, just a straight answer on what we can do.

How We Compare

Realtors vs. Us vs. iBuyers

We’re not the right choice for everybody. If your house is in great shape and you have time to wait for the right buyer, listing with a realtor will probably get you more money. The situations where we make more sense are when timeline matters, the house has issues, or you just don’t want to deal with the listing process. We’re cash buyers, so take that for what it’s worth.

Listing With a Realtor

6–8% in commissions, plus repairs, cleaning, and staging

Showings every weekend for weeks on end

Buyer’s lender drags close out another 45 days

Appraisal comes in low and the whole deal falls apart

✓ Might net more if the house is in great shape and time isn’t a factor

Best If You Need Certainty

Selling Directly to Us

✓ We cover closing costs and charge no commissions

✓ Cash offer within 24 hours, on the property as-is

✓ Most deals close in 3 to 5 weeks, faster or slower, your call on the date

✓ You talk to us directly, not a call center

✓ No deal falling apart after inspection

Sell to an iBuyer

Service fees add up, often 5–7%

Lower revised offer after their inspection

Closing date shifts after initial agreement

Corporate office in another state. Not local

~ Faster than a realtor, but slower and costlier than advertised

Common Questions

Frequently Asked Questions About Selling Your House for Cash

How is SoCal Home Buyers different from other California cash buyers or iBuyers?+
We’re local and we’re small on purpose. When you call, you’re talking to our team, not a call center. We’ve been buying houses in Southern California since 2008 and we’ve closed over 400 deals. We say what we’ll do and we do it.
What types of houses do you buy in California?+
Pretty much anything residential in Southern California. We’ve bought places with serious foundation issues, fire damage, a house packed with stuff going back 30 years, a place where the tenant hadn’t paid rent in months. Inherited properties, stuff in probate, houses with title issues, code violations. If you’re not sure, just call us.
How does SoCal Home Buyers determine my offer?+
Doug spent seven years, starting 2003, as a certified residential appraiser before he got into buying, so this is the part he’s actually trained for. We look at what houses near yours are actually closing for, work backward based on condition and what repairs would run, and land on a number. Most sellers are surprised how close it ends up being once agent fees and carrying costs come off a traditional sale.
What happens after I accept your offer?+
We send over a purchase agreement, you sign it and we open escrow. Most of the coordinating from there is on our end. You pick the closing date and you get your money when escrow closes, check or wire, whatever works for you.
What areas of California do you buy houses in?+
Riverside, San Bernardino, Los Angeles, Orange, and San Diego counties. If you’re not sure whether your area qualifies, call us at (951) 331-3844 and we’ll let you know.
Can I sell my California house if I live out of state?+
Yes, and it’s more common than people expect. Everything can be handled remotely. You sign electronically and we coordinate with the title company on our end. Most of our out-of-state sellers never come back for any part of it.
