When I started this in 2008, most of the sellers we worked with had already tried the traditional route and it hadn’t gone the way they hoped. That’s still mostly who calls us. A house that needs too much work to list, a family sorting out an inherited property, someone on a timeline that doesn’t have room for a 90-day listing.
Me and my wife Andrea have been running SoCal Home Buyers since then, buying houses across Riverside, San Bernardino, Los Angeles, Orange, and San Diego counties. We’ve closed on more than 400 homes, the vast majority directly from the seller, off-market, no listing involved.
Before buying houses I spent seven years as a certified residential appraiser, starting in 2003. And Andrea has been a Licensed Real Estate Agent (CA DRE #01505854) since 2005. Every transaction goes through the same small in-house team of experienced, Real Estate professionals from the first call through closing, and nobody hands you off to a call center halfway through.

The deals that tend to end up with us are the ones a traditional listing can’t handle cleanly.
The calls we get usually involve some version of the same situation: a property that’s complicated to list, a seller on a timeline the market can’t accommodate, or both.
Inherited houses, landlords who are done with a tenant situation, someone in foreclosure who needs to sell before the auction date, I’ve seen versions of all of it and the pattern is pretty consistent. We walk the property as it sits, no repair demands, and make offers on gut jobs and houses with long deferred maintenance lists alike.
Some sellers call us after listing didn’t work, the offers fell through, the repairs were too much to deal with, or the price wasn’t where it needed to be. A direct cash sale is one option, not the only one, and we try to give people an honest read on whether it actually makes sense for them.

In September 2023 we closed on a house at 4630 Ferngreen Dr in Hemet for $345,000. The seller, Erika, came to us directly through the website. Renters had left the place trashed, and there was a title complication on the prelim that had to clear before we could fund.
Erika got her attorney involved, it cleared, and we closed in September. She walked away with cash and never had to touch the property.

She is also a Professional Interior Designer and attended Boston Architectural College, and it shows in how she approaches our rehabs. She oversees design on every flip we do and handles a lot of what happens between an accepted offer and a closed deal.

Cyndi is a California Licensed Realtor since 1990 with decades of experience in real estate office management and escrow coordination. She’s been with us since 2018 and handles the transaction from contract through closing. Most sellers end up talking to her more than anyone else once we’re in escrow.
