From inquiry to a written offer
How to sell your Menifee home directly to us
Start with the short form below. We discuss repairs, occupancy and your moving plans during the callback; you do not need to enter those details in the form.
Send your address and contact details
Enter your name, email, phone number and full property address, including the city. We will call to learn about the property and arrange a visit.
Review the cash offer
We evaluate the house, anticipated work and nearby sales. A written offer usually follows within 24 hours after the visit. Review the price, costs and conditions before deciding.
Agree on the closing schedule
If you accept, we work with escrow toward the agreed date. Three to five weeks is typical, not guaranteed. Required approvals, title and your plans can affect timing.

Gavino typically responds to new inquiries within 24 hours. That first conversation is separate from the written offer after a property visit.

Our Woodbine Lane purchase in Menifee

29159 Woodbine Lane · Menifee
Repairs, leased solar and a late-July closing
When Gavino visited in May 2023, the work he identified included flooring, interior and exterior paint, and landscaping. The house also had leased solar, so the sale involved more than agreeing on a price and a repair budget.
We reached an agreement in May and coordinated toward the seller’s preferred late-July window. Doug followed up on the solar paperwork during escrow. A final walkthrough confirmed the house was vacant, and we completed the purchase on July 26 for $420,000.
If your home has leased solar or another agreement tied to the property, mention it during our callback. We can review what needs attention before setting expectations for closing. At Woodbine, the schedule allowed time between the agreement and the completed purchase rather than forcing an immediate move.
This is a historical purchase, not an estimate of your home’s value or a promise of identical terms.

What matters when selling in Sun City or Quail Valley?
A Sun City home with association paperwork and a Quail Valley property with septic questions need different conversations. You can request an offer before resolving every detail. These are useful things to discuss when we call, not extra fields to fill out.
Sun City: know which association applies
If your home belongs to an association, have its name and any recent statements or notices available. Ask that association about current dues, governing documents and its sale or transfer process. A Sun City mailing address alone does not identify the applicable rules.
For a property in the Sun City Civic Association, its published documents and forms are a starting point. Do not assume they apply to every Sun City home.
Sun City Civic Association documentsQuail Valley: confirm septic or sewer service
Tell us whether your property uses septic or is connected to sewer, along with any known problems or notices you have received. If you are unsure, say so; nearby construction does not establish that your home is connected.
EMWD’s Quail Valley sewer work is phased. Check the project’s information and ask EMWD about your particular address before relying on a future connection in your sale plans.
Check EMWD’s Quail Valley projectSelling a manufactured home in the Menifee area?
When we call, tell us whether you own the land or rent a space in a park. Those are different property arrangements, and we need to understand yours before confirming whether we can make an offer. Menifee’s guidance distinguishes city responsibilities from HCD responsibilities for manufactured and mobile homes, including homes in parks.
Menifee housing market
A market snapshot before you compare offers
Menifee’s citywide figures provide context, but they combine different home types and locations. An offer for a home in an age-restricted community or a manufactured home should not be judged against the citywide median alone.
Source: Redfin’s Menifee housing-market report, checked October 14, 2026. The report describes the three months ending September 2026; figures cover all home types.
Ask how the proposed price accounts for your particular property, including its condition, land arrangement and any association or solar obligations. The figure that matters to your next move is what you would receive under the actual agreement, after applicable costs and payoffs.
Compare the whole proposal
Should you list your Menifee house or sell for cash?
We are a prospective buyer, not an independent adviser on which choice pays you most. Compare our offer with an agent’s estimate and other proposals, including the responsibilities that come with each.
Reach buyers who want to live in the home
If you can accommodate showings and some uncertainty about timing, listing may give you a better chance at a higher price. You can also ask an agent about listing as-is rather than paying for a renovation.
- Request an estimate of proceeds after selling and preparation costs.
- Discuss how association or solar paperwork will be handled.
- Allow for buyer financing, inspections and escrow in your plans.
Avoid taking on the work yourself
A direct sale may suit you if repairs and repeated showings are the parts you want to avoid. Our offer allows for anticipated costs and a buyer margin, so it may be below what a retail buyer would pay.
- Review the price, costs and any conditions in the written offer.
- Confirm which belongings or cleanup tasks remain your responsibility.
- Agree on a schedule that accounts for required paperwork and approvals.
Cash does not make association documents, solar agreements or property questions disappear. Ask who will buy the home, request proof of funds and review inspection, cancellation and assignment terms before signing. Your own adviser can help you compare the agreements.
Where we buy
Do you buy homes in my Menifee neighborhood?
Yes. We consider homes throughout Menifee, including Sun City, Quail Valley, Menifee Lakes and the portions of Romoland within the city. Your home does not need to be near our Woodbine Lane purchase to qualify for a conversation.
Menifee communities we serve
- Sun City
- Quail Valley
- Menifee Lakes
- Romoland areas within Menifee
These are examples, not the limit of our coverage. Whether your home is in an established neighborhood or a newer development, send the address so we can discuss the property itself.

We consider properties in these ZIP areas:
- 92584
- 92585
- 92586

ZIP codes cross community and city boundaries. If your address uses Sun City, Quail Valley or Romoland, include that city name and the ZIP code. Remote or very rural locations need an address check first.

Before you request an offer
Your questions about selling in Menifee
Can I sell to you if my home has leased solar?
Leased solar does not automatically rule out a conversation. We reviewed solar paperwork during our Woodbine Lane purchase. Tell us about your agreement when we call so we can assess what needs to happen for your sale; we cannot promise that every agreement can be transferred on the same terms.
Do I need to fix a septic problem before asking for an offer?
No repair is needed just to inquire. Tell us about known problems during the callback and share any reports you already have. We will need to evaluate the property and clarify any work, costs or conditions before agreeing to buy. We do not assume a future sewer project resolves an existing problem.
Will you consider a home in a Sun City 55+ community?
You can send us the address for review. Let us know the association or community name during our call so the applicable requirements can be checked. We do not assume every Sun City address has the same rules or promise an offer before reviewing the property.
What if I am not ready to close right away?
Tell us your preferred timing during the callback. At Woodbine Lane, we agreed in May and completed the purchase in late July. That is an example of an agreed schedule, not a guaranteed waiting period for every sale. We will discuss what is workable before you commit.
