The Parkside owner was ready to stop managing a rental, but the tenant’s move did not line up with the preferred closing date. The property was in good condition overall, with some interior updates to consider; a major renovation was not the central issue.
The agreement addressed closing and possession separately, including a written rent-back arrangement. Our team helped complete the sale in September 2016, with the key handover planned for after closing. That gave the parties a defined way to coordinate the remaining move.
If your rental is occupied, explain both your selling deadline and the occupant’s plans. Ask whether closing and possession must happen on the same day and who handles access, keys and utilities. Any rent-back or later handover must be agreed in writing; it is not included automatically.

Ontario’s citywide figure combines different home types. A condo with association costs and a detached house with a larger lot should not be priced from the same median alone. Compare similar nearby sales and your expected net proceeds, including the work and time you would take on before listing.
Compare the documents and access each option needs.
For a condo, identify the association information still outstanding. For a rental, establish how visits can be arranged and what possession terms are being proposed. Those property-specific questions are not answered by the city’s market-time figure.
