SoCal Home Buyers
We’ve completed 47 transactions in San Bernardino, including rentals with tenants, homes with reverse mortgages and properties that needed a lot of work. I spent seven years in residential appraisal, starting in 2003, and Andrea has been a licensed real estate agent (California DRE #01505854) since 2005. We’re cash buyers, so I’d still compare our offer with a written net sheet from an agent and any other offers you receive.
When Selling for Cash May Make Sense
A cash sale is not the right choice for every house. It can make life a lot easier when there is a tenant, an expensive repair, a loan payoff or a deadline you cannot move.
The House Has a Tenant
- Keep showings to a minimum
- Review the lease before making plans
- Agree on move-out timing in writing
The House Needs Expensive Repairs
- Old roof or broken HVAC
- Outdated electrical panel
- Leave the work for after the sale
You Have a Hard Deadline
- Reverse-mortgage payoff
- Scheduled foreclosure sale
- A move date you cannot push back
You Want to Know Your Bottom Line
- See the offer before you decide
- No agent commission when we buy
- Agree on cleanout and closing date
The City of San Bernardino’s neighborhood map (PDF) includes Verdemont, Northpark, Shandin Hills, Arrowhead, Perris Hill, Valley College, and Lytle Creek. We would not use the same group of comparable sales for a house near the foothills and one south of Baseline or next to the 215.
The difference gets even bigger when one house has an old electrical panel, a converted garage or a tenant in the back unit. An in-person inspection and available city records help us check those details before you decide on an offer.
Your Selling Options in San Bernardino, CA
We’ve bought San Bernardino houses with tenants, bad roofs, electrical problems and owners living out of state. That does not make a cash sale the best choice every time. If the house is ready to show and you have time, listing it may put more money in your pocket.
Rose and Arlene’s San Bernardino Experience
They explain why they felt comfortable selling their San Bernardino home to us.
“When I first saw you and after you started talking to us I felt good. I felt like you did your homework.”
How Our San Bernardino Cash Sale Works
You can ask for a ballpark number before scheduling a visit. An in-person inspection gives us the most accurate number, and there is no obligation to sell.
Tell us about the house
Send us the address or call (951) 331-3844 and tell us what is going on with the house. You do not need to clean up or make repairs before we visit, even if there is a tenant or a deadline you need to meet.
We come see the house
We meet you at the property, look at its condition and compare it with recent sales nearby. We usually give you a written cash offer within 24 hours of the walkthrough, and you do not have to accept it.
Choose your closing date
If you accept, we open escrow to check title and get any loan payoffs. Three to five weeks is typical, but title issues or move-out arrangements can take longer; we agree on a closing date with you.
San Bernardino Homes from Our Transaction History
These three San Bernardino sales involved a reverse mortgage, an owner living in Arizona and repairs that would have been hard to tackle before listing.
283 E 48th St, San Bernardino
The sale of 283 E 48th St closed for $335,000 in June 2024. With the offer in hand, the sellers could check the loan payoff and see if the move to Arizona still made sense.
287 E 43rd St, San Bernardino
The sale of 287 E 43rd St closed for $190,000 in March 2020. The owner did not have to hire a roofer or HVAC company from Arizona before selling.
731 N K St, San Bernardino
The sale of 731 N K St closed for $70,000 in March 2017. The seller did not have to replace the panel before we bought it.
Cash Offer vs. Listing in San Bernardino: Compare the Net
Redfin reported a $509,745 median sale price and 42 median days on market for the three months ending July 2026. The $505,000 listing price below is a separate example, not a valuation based on that median; the cash offer and expenses are also illustrative.
This is an example, not an offer or an estimate of your home. Redfin’s 42 days only covers the time from listing to contract. Use real repair bids, the commission you negotiate, your monthly bills and the cash offers you actually receive.
A cash sale still has bills until closing. This example allows one month, compared with three months to prepare, list and close; either sale could take more or less time.
Before choosing a buyer, ask for proof of funds and read the contract carefully. Check the deposit, fees, cancellation terms and whether the buyer can assign the agreement to someone else. Put those offers next to a written net sheet from a San Bernardino agent. We want to buy the house, so do not rely on our example alone.
What’s Happening in the San Bernardino, CA Housing Market?
These numbers come from Redfin’s San Bernardino housing-market page through July 2026. The price and days-on-market numbers cover the three months ending in July. Homes sold and the sale-to-list percentage are for July. The San Bernardino County housing market forecast is regional context, not a valuation for a house inside the city.
A 42-day city median does not tell me much about a house with a bad electrical panel, an old roof or a tenant in the back unit. The E 43rd Street house above needed a roof and HVAC while the owner lived in Arizona. That mattered a lot more to our offer than the citywide median.
When I’m pricing a house, I look at recent sales nearby and then I walk the property. An extra unit, a tenant or a title problem can change the offer, and I wrote more about the way I choose comps in our fair market value guide.
