Should I replace an older roof before selling my Orange County house?
Age alone does not establish the repair scope. Palm Avenue needed a new roof; the original tile roof at Big Sur Street showed no leaks during our walkthrough. Share any inspection, repair or replacement records you already have. Before paying for work solely to sell, compare an as-is offer with an agent’s estimate for listing with and without that work.
Which tenant rules apply to my Orange County property?

Check the city as well as California law. Santa Ana has its own rent-stabilization and just-cause eviction rules; those city rules are not a countywide standard. Share the lease, payment history and notices, and have a qualified attorney check the property’s coverage before promising vacancy. A buyer’s preferred closing date is not permission to end a tenancy.

How fast can a cash sale close in Orange County?
Three to five weeks is typical for our purchases. A clear-title file may move faster, while an unresolved payoff, trust-authority question, probate requirement, tenant agreement, or title issue can take longer.

I inherited an OC property through a trust. What do I need before I can sell?
Start with the trust document, current deed, and any certification of trust requested by title or escrow. The acting trustee may be able to sell a trust-held property without first transferring it into an individual name, but the document and title record control.

Probate is a separate process. A court-appointed personal representative may have authority to sell during probate, subject to the court order, the Independent Administration of Estates Act, and any required notice or confirmation. My OC home needs major repairs. Can I sell it as-is?
Yes. An as-is term generally means the seller is not agreeing to complete repairs, but it does not erase California disclosure duties or prevent a buyer from inspecting the property.

What HOA information should I gather before selling my OC home?

For an HOA-governed property, request the resale documents early. California’s transfer-disclosure requirements include governing documents, assessment information and unresolved violation notices. Review any approved assessment changes and ask who handles roof or exterior repairs. Give the documents to your buyer and escrow so association charges and responsibilities are considered alongside the offer.
